At Usooli, we know that using a real estate platform means sharing some personal information with us — and we don't take that lightly. This Privacy Policy explains, in plain terms, what we collect, why we collect it, and what say you have over it. It's written to comply with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (the "Data Protection Law"), and it applies whenever you use the Usooli platform, operated by Bait Al Osoul L.L.C. ("Usooli", "we", "us", "our").

1. What Information We Collect

Information You Give Us Directly

  • Identification details — your full name, and your Emirates ID or passport number when we need to verify a Certified Broker's identity.
  • Contact details — email address, phone number, and mailing address.
  • Account details — your username, an encrypted password, and whatever search preferences you set up.
  • Transaction details — the property inquiries you make and your communication history with Certified Brokers through the platform.

Information we pick up automatically

  • Device and usage data, like your IP address, browser and operating system, which pages you visit, and how long you spend on them.
  • Approximate location, but only if you've switched that on.
  • Cookies and similar tracking technologies — more on those in our Cookie Policy.

2. Why We Process Your Data

We don't collect data for its own sake. Everything we process serves one of these purposes, each grounded in the Data Protection Law's lawful processing rules:

  • Running the platform itself — showing you listings and connecting you with Certified Brokers.
  • Verifying identities and catching fraud where that's relevant.
  • Making your experience better — tailoring content and property suggestions to what you're actually looking for.
  • Getting in touch about your inquiries, your account, or (only with your consent, where the law requires it) marketing updates.
  • Meeting our legal obligations, including anything required by the competent authorities in Dubai.
  • Running statistics and analysis so we can keep improving the platform.

3. Legal Basis for Processing

Under Article (4) of the Data Protection Law, we can only process your data if we have a valid legal basis for it. Ours will be one — or more — of the following:

  • You've given us your explicit consent, which you're free to withdraw whenever you like.
  • Processing is necessary to deliver on a contract with you, or to take steps you've asked for before entering one.
  • We're required to process it to meet a legal obligation.
  • Processing serves a legitimate interest of ours, so long as that doesn't override your own rights and freedoms.

4. Who We Share Your Data With

We're not in the business of handing your data around. When we do share it, it's limited to what's needed, and only with:

  • Certified Brokers on the platform, but only once you've made an inquiry about a specific property.
  • Technology providers we rely on for hosting, analytics, or payments — all bound by data processing agreements that hold them to the same standard of protection we apply ourselves.
  • Government or judicial authorities, if and when the law or a court order requires it.

What we don't do is sell your personal data to third parties for marketing purposes without asking you first.

5. Sending Data Outside the UAE

Sometimes your data may need to travel outside the UAE — for instance, if we're using international cloud infrastructure. When that happens, we make sure it's done properly under Article (22) of the Data Protection Law: either the receiving country offers an adequate level of protection, or we put contractual safeguards in place to make sure your data stays protected regardless of where it ends up.

6. How Long We Keep Your Data

We hold on to your data only as long as we actually need it — either to fulfil the purposes described here, or for as long as the law requires, whichever runs longer. Once that need has passed, we delete it securely or anonymize it so it can no longer be traced back to you.

7. Keeping Your Data Secure

We put reasonable technical and organizational safeguards in place to keep your data safe from unauthorized access, loss, misuse, or disclosure, consistent with Article (20) of the Data Protection Law. That said, no system is completely immune to risk — no one can promise absolute security over the internet, and we won't pretend otherwise.

8. Your Rights Under the Law

The Data Protection Law gives you real, enforceable rights over your own data. Specifically, you can:

  • Ask us how your data is being processed, in plain language (the right to know).
  • Request access to your data and get a copy of it.
  • Have inaccurate or incomplete data corrected.
  • Ask us to delete your data — the so-called "right to be forgotten" — where the law allows it.
  • Withdraw any consent you've previously given, at any time.
  • Object to your data being used for direct marketing.
  • File a complaint with the UAE Data Office if you think we've gotten something wrong.

9. Cookies

We use cookies and similar tools to make browsing smoother, understand how people use the platform, and personalize what you see. You can manage or disable these through your browser settings — just keep in mind that turning some off may mean parts of the platform don't work quite as well.

10. Children's Privacy

Usooli isn't built for anyone under 18, and we don't knowingly collect data from minors. If we ever discover that we've done so without a parent or guardian's consent, we'll delete it as quickly as we can.

12. Changes to This Policy

We may update this Privacy Policy from time to time — whether because our practices change or the law does. Whenever we make a meaningful change, we'll post it here and update the "Last updated" date above. If you keep using the platform after that, we'll take it that you're on board with the update.
